Overview:

Open House Texas Realty & Investments is a full-service real estate investment firm providing single-family rentals to international investors. We are seeking a Real Estate Acquisitions Analyst to support our continued growth. In this role, you will play a critical part in identifying off-market properties, conducting thorough market research, and performing in-depth financial analysis to inform acquisition decisions. An active Texas Real Estate license is required to be considered.

Summary of Responsibilities:

  • Proactively identify and source off-market acquisition opportunities through direct outreach, networking, building relationships with brokers, property owners, wholesalers, and other industry professionals.
  • Conduct thorough market research to assess local market conditions, property values, neighborhood trends, and other economic factors that impact the attractiveness of potential off-market acquisitions.
  • Analyze properties through detailed financial evaluations, including assessing acquisition costs, projected returns, rehab estimates, and investment viability. 
  • Lead the due diligence process for off-market deals by researching property history, titles, liens, permits, and other legal or zoning information. Verify property conditions through external sources and initial assessments.
  • Actively build and maintain relationships with property owners, real estate brokers, wholesalers, and other key players in the market to continuously identify new off-market opportunities.
  • Assist with deal negotiations, including price and terms, while collaborating with senior team members to structure deals in a way that ensures favorable outcomes for the company.
  • Prepare comprehensive reports on potential off-market acquisitions, including market analysis, financial projections, and property evaluations. Ensure all findings are accurately documented and organized.
  • Work closely with the acquisitions, finance, and legal teams to facilitate smooth deal execution and support the integration of acquired properties into the portfolio.
  • Stay up-to-date with market trends, industry news, and new strategies for finding off-market deals. Continuously refine sourcing strategies to improve acquisition processes and identify profitable opportunities.
  • Perform any additional tasks or responsibilities as delegated by management.

 

Essential Qualifications:

  • Active Texas Real Estate License. 
  • High School Diploma or equivalent required.
  • 1–2 years of experience in real estate investment or related roles, with a focus on strategic decision-making and growth.
  • Experience in rehabilitation estimating, with the ability to accurately assess project costs and timelines.
  • MLS experience preferred, with a deep understanding of real estate listing systems to streamline property research and analysis.
  • Familiarity with reading HUD-1 documents and purchase contracts, with the ability to apply critical information to real estate transactions.
  • Results-oriented with a strong entrepreneurial drive, consistently seeking opportunities to maximize success.
  • Proven ability to manage multiple tasks simultaneously, prioritize effectively, and take a proactive approach to problem-solving.
  • Strong financial acumen, with the ability to analyze and interpret key financial data to support informed decision-making.
  • Exceptional communication skills, both written and verbal, with the ability to clearly and persuasively present ideas in a professional manner.
  • Attention to detail, ensuring high-quality outcomes through thorough analysis and careful execution.
  • Advanced proficiency in Microsoft Excel for financial analysis, reporting, and project tracking.
  • Ability to work Monday–Friday with occasional weekend work as needed based on deal activity.

 

 

**Compensation includes a base salary of $50,000–$60,000 plus quarterly performance-based bonuses, with typical total compensation ranging from $70,000–$124,000 annually.**

 

All candidates must be legally authorized to work in the United States. Employment is contingent upon the successful completion of a background check, drug screening, and motor vehicle record search. A final offer of employment from Open House Realty & Investments will only be extended after all required screenings have been completed and cleared.
