Property Manager
We are seeking a highly organized, proactive, and detail-oriented Property Manager to oversee the day-to-day operations and financial performance of assigned residential properties. The ideal candidate will be a strong communicator, problem-solver, and possess a thorough understanding of property management principles and best practices.
Property Operations & Maintenance:
- Oversee and coordinate all aspects of property operations, ensuring properties are well-maintained, safe, and aesthetically pleasing.
- Manage and supervise maintenance staff and/or external vendors, ensuring timely and quality completion of repairs and maintenance requests.
- Develop and implement preventative maintenance schedules to minimize costly repairs and ensure asset preservation.
- Conduct regular property inspections to identify maintenance needs, safety hazards, and lease compliance issues.
- Obtain bids and negotiate contracts with vendors for services such as landscaping, cleaning, security, and repairs.
- Respond promptly and professionally to tenant maintenance requests and concerns.
- Manage emergency situations effectively and implement necessary protocols.
- Ensure compliance with all applicable local, state, and federal laws and regulations related to property management, safety, and fair housing.
Tenant Relations & Leasing:
- Develop and implement effective leasing strategies to maintain high occupancy rates.
- Market vacant units through various channels, including online listings, signage, and community outreach.
- Screen prospective tenants thoroughly, including background checks, credit checks, and income verification.
- Prepare and execute lease agreements in accordance with company policies and legal requirements.
- Build and maintain positive relationships with tenants, addressing their concerns and fostering a sense of community.
- Enforce lease terms and handle tenant violations appropriately.
- Manage the move-in and move-out process, including property inspections and security deposit accounting.
Administrative & Compliance:
- Maintain accurate and organized property records, including tenant files, leases, maintenance logs, and financial documentation.
- Prepare and distribute tenant notices and communications.
- Stay updated on relevant legislation and industry trends.
- Ensure compliance with safety regulations and implement emergency procedures.
- Assist with insurance claims and legal proceedings as necessary.
- Utilize property management software effectively for record-keeping, communication, and reporting.
Qualifications:
- Strong understanding of property management principles, leasing practices, and relevant laws and regulations (e.g., Fair Housing).
- Excellent communication, interpersonal, and negotiation skills.
- Strong organizational, time management, and problem-solving abilities.
- Proficiency in property management software (e.g., Yardi, AppFolio, Buildium, RentReady).
- Ability to work independently and as part of a team.
- Ability to handle stressful situations and resolve conflicts effectively.
- Valid driver's license and reliable transportation may be required.
Preferred Qualifications:
- Experience managing multi-family residential properties.
- Familiarity with local market conditions.
- Experience supervising staff.
