As a Property Manager at one of Greenline’s properties, you will have the opportunity to lead the full spectrum of property operations, from team leadership and resident relations to strategic marketing and property performance.

A COMMONSENSE COMMUNICATOR AND TEAM PLAYER. You are someone that colleagues, residents, and vendors can count on, stepping in when needed, because that is what is best for the property and residents. You maintain your composure under pressure and respond with tact in challenging situations.

SOMEONE WHO OPERATES WITH URGENCY AND ACCOUNTABILITY. You proactively identify trends, draft creative solutions, and hustle to keep property performance strong. You treat the property you manage with pride.

ESSENTIAL DUTIES MAY INCLUDE:

Within the first 30-days:

● Complete corporate training to learn Greenline’s mission, standards, processes, and procedures, completing virtual exercises and recapping learnings.

● In the first 2 weeks, review processes and challenges, train on ResMan and I-Love-Leasing systems, learn collections procedures, property check-list cadence, and walks the property to identify needs and build rapport with residents.

● Meets with Assistant Property Manager, Leasing Agent and Maintenance team weekly to build rapport, review performance KPIs to assess progress and identify areas of opportunity.

● Begins working with Maintenance to plan quarterly property upgrades, coordinates logistics after approval.

● Begins conducting monthly reviews of property performance metrics with a focus on maintaining income above monthly budgets.

● Leads daily morning meetings with teams to ensure properties are move-in ready.

3 months and ongoing:

● Has ownership of reporting for property KPI’s and has achieved, a significant increase in leasing traffic, completed at least one property upgrade, 10%+ increase in lease renewals, under 20-30 open work order tickets, and income trending up for the property.

● Review biweekly payroll cycles and monitor work order tickets to ensure maintenance requests are addressed within 48 hours. Collaborates with the Maintenance team to resolve delays, investigates root causes of open orders, and reallocates resources as needed to improve resident satisfaction.

● Consistently offers constructive feedback to all team members, including Leasing Agents, Assistant Property Manager and Maintenance staff, supporting an encouraging and motivating culture by proactively coaching team members.

6-12 months and ongoing:

● Partners with HR to support onboarding, timecards, and team communication, assists with new hire training and mentors newly hired Property Managers and/or Assistant Property Managers.

● Partners with Leasing Agents on grassroots marketing initiatives to strengthen community engagement, boost brand awareness of Greenline properties, and drive higher occupancy rates.

● Continues to host and coordinate one community event per month and is collecting impactful feedback from residents on types of events that would resonate most with the community.

● Within 12 months, goals are consistently hit every month, delinquency is trending under 3% each month, renewal rates are 80%+, work order response time averages less than 24 hours, and income is above targeted budget income.

EDUCATION, SKILLS & EXPERIENCE:

● 2+ years of on-site multi-family property management experience required

● Demonstrated strong knowledge of leasing strategies, resident retention, and day-to-day property operations, with a proven track record of driving high occupancy rates required

● Proven leadership and people management skills with the ability to hold accountable, coach, mentor, and develop team members required

● Demonstrated organizational and problem-solving skills with the ability to balance competing priorities in a fast-paced environment required

● Proven excellent interpersonal, written, and verbal communication skills with a strong focus on customer service and resident satisfaction required

● Bilingual in English and Spanish highly preferred; with ability to read, write, and communicate effectively in both languages

● Knowledge of Fair Housing regulations, landlord/tenant laws, and compliance requirements required

●Proficiency in property management software, CRM and Microsoft Office highly preferred

● High school diploma, GED equivalent or a combination of education and equivalent work experience required; Bachelor’s degree in Business, Real Estate, or related field a plus

WORKING HOURS, COMPENSATION AND COMPANY BENEFITS:

●Working hours: 5 days a week, 8:30 AM – 5:30 PM with a rotating weekend schedule; Frequent Saturdays / Sundays required, in replacement of a weekday to main a 5-day workweek

●Compensation range: $80k-95k base salary + commission and performance-based bonus
