About the Role
We’re seeking an experienced, hands-on Property Manager to lead operations at a 150-unit affordable housing community located in North Houston. The community is seeking a strong, hands-on leader who can take ownership of increasing occupancy, reducing delinquency, and driving the property back to peak performance.
This role is well-suited for a motivated manager who thrives in a challenge, understands the complexities of LIHTC compliance, and is passionate about building stronger, more stable communities. Key Responsibilities
- Oversee all onsite operations including leasing, resident relations, compliance, and maintenance
- Provide direct supervision and leadership to the onsite team, including maintenance staff, leasing professionals, and administrative support.
- Implement leasing strategies to increase occupancy from 60% to at least 93%
- Monitor and manage rent collection to maintain delinquency under 5%
- Ensure full compliance with LIHTC regulations and Fair Housing standards
- Conduct inspections, manage make-readies, and coordinate vendor services
- Track and report on Net Operating Income (NOI), expenses, and budget performance
- Prepare financial documents and variance reports; manage expenses within budget
- Provide leadership, coaching, and accountability to the onsite team
- Collaborate with regional management to drive continuous improvement
Requirements
Qualifications
- Minimum of 2 years’ experience in property management or 3 years in a supervisory role
- Strong knowledge of LIHTC (Low-Income Housing Tax Credit) regulations required
- Demonstrated experience increasing occupancy and reducing delinquency
- Must be able to meet tax credit residency guidelines to live onsite, if needed
- Comfortable working Monday through Saturday during stabilization period
- Strong communication, time management, and leadership skills
- High school diploma or equivalent required
